A New House?

On April 13th Mike came home with a floor plan he had found and asked what I thought (Mandarin 4099). My reaction...amazing!!! Where is this?!? He said he had found a few houses not far from our house and in fact one was having an open house the next day, did I want to go look. Without much hesitation I said YES! Saturday afternoon we went over to the model home in the neighborhood and the sales agent offered to take us to see the house that we were interested in. If it looked good in paper and on the computer it looked 100 times better in person. It was huge!! and new!! and beautiful!! Just absolutely perfect! He shared with us that there were two spec homes on the market close to one another and then there was the option to build the same floor plan in either of these neighborhoods. After we left his office we drove by the other house and neighborhood and saw some things that we really liked.

We left excitedly discussing options and next steps (I was already decorating the house and raising babies in this home in my mind:)! It was agreed we had to get a realtor in to look at our house and see what the must-fixes were so we could put the house on the market.

April 24th Mike called Watson Realty and we have an agent...Randy is our guy.

April 26th Randy met us at our  house and walked in complimenting our house significantly. He did not expect things to look like they did and quickly explained that the research and numbers that he brought with him were not going to be applicable based on what he was seeing. We discussed our options and he said he was ready to sell it tomorrow!! Initial price progressions made M turn ghostly white so we left with an agreement that he would do some research on price and we would talk it over.

April 25th good news on price, Mike and Randy have a plan and are in agreement as to how we should do the pricing. We decide to take the weekend and think it over.

April 29th the two spec houses we loved were both sold. Now we have to decide next steps. Mike looked at the neighborhoods and found a lot that looked even better. He called Glen at DR Horton and asked him to put together some pricing so we could have an idea of what it would cost to build our own.

April 30th  Mike started looking at lots and decided lot 20 was ours. We met Randy at Lot 20 in Three Oaks to show him the lot and so we could take a look at it. All of us were in agreement, it was the best lot in the neighborhood and perfect for us. Afterwards Randy came to our house and we signed the paperwork to put the house on the market. We are doing this!!

May 1st we went back to the DR Horton sales office with Randy to reserve our lot. We ended up putting together the contract for all of our structural choices and submitted a signed offer to the builder for them to build our house on our lot (of course contingent on the sale of our house)! There was even an address..2502 Cody Drive!!

May 2nd Our offer was accepted!! If we can sell this house...the new one is ours.

May 3rd our first showing with very positive feedback, we are feeling hopeful!! May 4 and 6...more showings!!

May 7th an outstanding offer!! Recommendation from Randy to counter a little bit, but this is looking good. By the end of the day it is accepted (funny another offer came in during this negotiation!!). All that's left is the inspection, scheduled for May 10th...if that goes well...new house here we come.

We will have to move into temporary housing while our new house is built. In 45 days we will likely be moving out of our first shared home. Its a little sad with the great memories we have made here but so exciting to be getting to the next stage. The dates are important in this post...a whirlwind 24 days!! I want to try to remember how it all went. It has been a quick and wild ride but unbelivably smooth we are so lucky and confident (after a good inspection...fingers crossed!) that this is truly meant to be and we are truly blessed!
